How Much Does Land Cost on St John

The Dramatic North Shore of St John is mostly held by the Virgin Islands National Park, but there are still a few undeveloped private “In-holdings” still available

Here is what it costs for Land on St John

Being 2/3 National Park, there is limited developable land on St John.  Currently there are only 249 LOTS FOR SALE!  They range in price from $50,000 for a ½ Acre with no view in Coral Bay to a 4.5 Acre Commercially Developable lot across the street from Maho Bay Beach for $7.5M. 

 When calculating value, we do not use what is on the market, we only use SOLD data to determine actual price of Real Estate.  After all, you can ask a Million Dollars for your lot, but if you sell it for $250K, that is ultimately what it is worth in fair market value.

In the last 12 months, 32 lots closed on St John for an average price of $199,048.  We went through these sales to see what the cost per acre of land on St John was on average.  The answer is pretty surprising.  An Acre of land on St John costs $391,341.00 on average!

 Of course, there are many factors affecting the value of land; View, location and neighborhood, access and on St John, buildability is a big one.  Some lots are so steep they are essentially un-buildable.  Some lots are easy to build but have limited views.  Some lots are located within the Virgin Islands National Park with unbelievable and consequential opportunity.  Finding that perfect balance in a lot is a personal preference.

 One of our favorite new listings is 27C Calabash Boom.  Check out the Pictures of the View ABOVE! This lot is undeniably special with its end of the road and top of the mountain location.  Relatively flat slope and views from the ground of over 270 degrees.  Imagine what your views would be if you went up 10 feet and tastefully landscaped the views open!
